The Building Envelope is a core component owners, developers or design build GC’s have to manage and coordinate. A component with many parts, complexities and a daunting amount of available information with which to work through.
The goal is to provide a revenue neutral service by looking at the system holistically rather than by the sum of its parts. Coordination of relevant building envelope information and due diligence regarding contractors, submittals, assembly details and component integrations mitigates mistakes and reduces costs.
BES takes a process approach by prioritizing objectives, creating transparency and executing a plan to meet these objectives resulting in overall cost reductions. This process doesn’t alter the building design construct you currently have, it does suggest an alternative approach may reduce costs.
Your existing design and engineered plans illustrates your strategy in the same way a football play looks on paper. Students of the game know that execution is key and that you wouldn’t put any more steps into a play than needed and; you’d be clear about each step that is included. How often do we see this approach in the construction process?
Each envelope component - framing, sheathing, WRB, insulation compliance, maintenance and design aesthetics - each have their own respective value proposition. The need for well executed integration of these highlights the importance of relevant information, due diligence and transparency being key to creating a productive partnership and achieving a well executed plan.
This site is the a work in progress and our intent is to be a resource for objective information and perspective. Topics such as converting strategy into planning, industry & product information and white papers relating to exterior envelope research and code info are incorporated into this site and other suggestions are welcome.
